What a report is

A Property Intelligence Report is a structured brief assembled from the listing you submit, publicly available records where they are reachable, versioned jurisdiction rules maintained by Sagolik, and the assumptions you provide. It exists to tell you what to verify and where a transaction can go wrong.

What a report is not

• It is not a legal opinion. Only a licensed attorney in the relevant jurisdiction can give you one.
• It is not a tax opinion or a filing position. Cross-border conclusions require a qualified adviser in both your country of tax residence and the United States.
• It is not an appraisal or a broker price opinion. Negotiation ranges are analytical estimates derived from disclosed evidence.
• It is not a physical, structural, environmental or engineering inspection.
• It is not a guarantee that the underlying sources are current, complete or correct.

How we label every statement

Each item in a report carries one of five labels, and nothing is presented as more certain than it is:

• Verified fact — traced to a stored source with a publisher and retrieval date.
• Calculation — computed in code from a versioned rule, with the formula and inputs shown.
• Estimate — a range built on disclosed assumptions.
• Analytical observation — an inference drawn from the evidence, clearly marked as such.
• Requires professional verification — an issue we have identified but cannot resolve for you.

Where evidence is insufficient, a report says Not verified. It does not fill the gap with an invented number.

Jurisdiction coverage

Tax residence can be selected for any country, but coverage differs. Some countries have a verified source pack; others receive a general cross-border issue map with an explicit instruction to obtain local advice. Coverage status is stated in every report and published on the coverage page.

Lawful use

Sagolik will not advise on concealment, sham residence, fabricated tenancy, false ownership or tax evasion, and reports are not to be used for those purposes.
