Independent pre-purchase analysis · United States
Know what a U.S. property actually costs you — before you commit.
Sagolik reads a listing, detects the jurisdictions that govern it, runs versioned tax and closing-cost calculations, and returns an independent decision brief. Every figure carries its formula and source. Nothing is guessed.
Analysis only. Sagolik is not a broker, tax adviser, attorney or appraiser.
No sales incentive
Sagolik is not a broker and takes no commission. The brief is free to tell you the purchase does not hold up.
Every figure is traceable
Each calculation exposes its formula, inputs, assumptions, rule version, publisher source and confidence.
Unverified stays unverified
Where a fact is not disclosed, the brief says so. Nothing is invented to fill a gap in the listing.
Ends in actions
A verification checklist you can hand to an attorney, tax adviser or inspector before you sign anything.
Method
Four steps, all of them auditable
01
Paste the listing
Any supported U.S. listing URL. Facts are read from the page and recorded with their source and retrieval time.
02
Jurisdictions are detected
State, county and city rules are resolved from the address, including the borough-level split in New York City.
03
Calculations run deterministically
Transfer taxes, recurring carrying costs and exit exposure are computed from versioned rule sets — never estimated by a model.
04
The brief is written
An independent decision brief interprets the verified figures, states what is unverified, and lists what to confirm before you commit.
The brief
A decision document, not a listing summary
Each brief opens with a posture — proceed, proceed with conditions, reprice, pause for verification, or high risk — and then defends it with figures you can check line by line.
